Land in Podgora for sale near the beach
For sale is a building plot of 5171 m², on which, according to the spatial plan of the municipality of Podgora, it is possible to build four luxury buildings with pools, totaling 1550 m² of above-ground area with a maximum of three residential units. The permitted height is Basement + Ground Floor + 2 Floors, with the basement not counted in the utilization coefficient. The distance to the beach is 80 meters as the crow flies (200 meters by road). The land is on a gentle slope, ensuring an unobstructed sea view for all buildings in the future. The construction of a luxury semi-detached house is possible. In that case, each half would have an average of 190 m² of living space spread over the Ground Floor + two floors (plus a garage, which is not included in the utilization coefficient).
The buildings can be connected by a common garage and appear above ground as two or three detached houses, each with its own garden and pool!
The access road is asphalted and 5 meters wide along the length of the parcel. For all the areas of newly planned roads/access roads for future houses, the part of the plot allocated to the municipality of Podgora can be included in the calculation of the minimum size of the building plot.
The plot is sold exclusively as a whole, and it is not possible to purchase half or part of the land.
We do not provide the location of the property via e-mail, telephone, etc. A tour of the property is possible only with the signature of the Brokerage Agreement, in order to protect the owner of the property from visits by unregistered persons, and in accordance with the Data Protection Act and the Act on Brokerage in Real Estate Transactions.
Agency commission for the buyer is 3%
The costs included in the agency commission are:
- preparation of OIB (tax number in the Republic of Croatia) at the Makarska tax administration
- notary public expenses,
- drawing up the pre-contract and the main contract through our lawyer,
- obtaining consent for the purchase of real estate from the Ministry of Justice (for citizens of non-EU countries)
- registrations (judicial and cadastral),
- transfer of all current obligations (water, electricity, waste removal, maintenance) from the name of the seller to the name of the buyer.
- we mediate in the distribution of real estate taxes
The commission is paid upon issuance of the title deed in the buyer's name!
