- In case the customer wants to make some changes in the schedule or arrange something differently - everything can be arranged in advance.
- The buyer does not pay real estate sales tax (otherwise 3%).
- The planned completion of the works and the possibility of moving in already in the summer of 2024 in the 7th month, with the complete completion of the decoration works and accompanying documentation by the end of 2024.
- Garages are subject to an extra charge of 20,000 euros, and garages whose area exceeds 15 m2 are 25,000 euros.
- The outdoor parking space is subject to an extra charge of 8,000 euros.
We do not provide the location of the property via email, phone, etc. A tour of the property is possible only with the signature of the Brokerage Agreement, in order to protect the owner's property from visits by unregistered persons, and in accordance with the Data Protection Act and the Act on Brokerage in Real Estate.
The agency commission for the buyer is 3% of the achieved price!
All costs are included in the agency commission:
- notary public,
- preparation of preliminary contract and main contract through our lawyer,
- obtaining consent for the purchase of real estate from the Ministry of Justice (for non-EU citizens)
- registrations (court and cadastre),
- transfer of all current obligations (water, electricity, waste removal, maintenance) from the name of the seller to the name of the buyer.
- if you do not have an OIB (tax number in Croatia), we mediate the preparation at the Makarska tax administration.
The commission is paid upon obtaining the title deed in the name of the buyer!
