Apartments under construction for sale in Makarska
A domestic investor with long-standing references is building a new residential building in the western part of Makarska. It is located 700 meters from the beach and consists of two entrances, each with an elevator and eight residential units distributed from the ground floor to the third floor. It will be built to the highest construction standards, equipped with an elevator, and first-class materials will be used in the apartment fittings. The windows will be PVC with thermal and sound insulation, and the bathrooms will feature first-class sanitaryware and tiles, with underfloor heating, TV/SAT TV, and internet installations in all rooms, etc.
The basement of the building contains storage rooms, garage spaces, and parking spaces in front of the building. Storage costs an additional 5,000 euros, a parking space is 5,000 euros, and the garage is 1,500 EUR/m².
The investor is a legal entity, so the buyer does not pay property transfer tax (otherwise 3%).
The standard business policy of our real estate agency is to arrange property viewings after the client has signed our standard agency agreement. Signing this agreement is a fundamental condition for further activities related to the purchase of real estate, all of which is based on the Real Estate Brokerage Act and the Data Protection Act.
The agency commission for the buyer is 3%.
The agency commission includes the following costs:
- Issuing an OIB (tax number in Croatia) at the tax office in Makarska
- Notary public fees
- Drafting of the pre-contract and main contract by our lawyer
- Obtaining consent for the purchase of the property from the Ministry of Justice (for non-EU citizens)
- Registration (court and cadastre)
- Transfer of all ongoing obligations (water, electricity, waste disposal, maintenance) from the seller's name to the buyer's name.
- We also assist with property transfer tax assessments.
