Penthouse first row in Dubrovnik for sale
A penthouse under construction is for sale in the first row to the sea in Dubrovnik. It is located on the third floor of a smaller residential building with a total of six residential units. It consists of an entrance hall, a toilet, a bathroom, three bedrooms, a kitchen, a dining room, a living room, a terrace (35.58 m²), and a balcony (13.15 m²) with an open sea view. The total usable area of the apartment is 150.37 m², or 126.69 m² with calculated coefficients, including the balcony and terrace.
High-quality materials will be used in construction, with top-notch sound and thermal insulation. Each room in the apartment will be air-conditioned, each bedroom will have parquet flooring, and the bathroom and kitchen will have first-class ceramic tiles. The balcony railing will be made of tempered glass, the entrance will have security doors, and the bathroom will be fully equipped with underfloor heating. There will be TV, satellite, and internet connections in every room, as well as external PVC openings with electric shutters.
If the buyer wants any changes in the layout or interior design, everything can be arranged in advance.
The buyer does not pay real estate transfer tax (otherwise 3%).
The planned completion of construction and the possibility of moving in is by 12/2026, with full completion of works and documentation by 04/2027. An outdoor parking space is available for an additional €10,000 and will be located behind the building.
The building permit is final, and construction has begun.
The preferred payment method is in four phases:
- 25% upon signing the pre-contract,
- 25% upon completion of the rough construction,
- 25% upon completion of the facade, exterior openings, and installed utilities (water, electricity, and sewage),
- 25% upon move-in.
If a larger advance payment is made, the final price can be negotiated!
The standard business policy of our real estate agency is to organize property viewings only after the client has signed our standard agency agreement. Signing this agreement is a fundamental requirement for all further activities related to the property purchase, in accordance with the Real Estate Brokerage Act and the Data Protection Act. The property location is not provided via email, phone, etc.
The agency commission for the buyer is 3%.
The agency commission includes the costs of:
- Obtaining OIB (tax number in Croatia)
- Notary fees
- Drafting the pre-contract and main contract through our lawyer
- Obtaining approval from the Ministry of Justice for property purchase (for non-EU citizens)
- Registration (court and land registry)
- Transfer of all utilities (water, electricity, waste disposal, maintenance) from the seller's name to the buyer's name
- Mediation in real estate transfer tax assessment
